Buenaventura is the most expensive address on Panama’s Pacific coast in real estate — and one of the cheapest in hotel rates. Mixing the two up is the classic mistake of people who arrive in Panama convinced they have found a luxury bargain; this piece separates them with numbers and sources.

What Buenaventura actually is

It is not a hotel. It is a master-planned gated community in Río Hato, Coclé province, developed by Grupo VerdeAzul of the Vallarino family, with construction starting in 2010. Inside: residential villages (Marina Village among them), golf course, marina, equestrian club, sports club, spa, zoo, museum, restaurants, deli and wine shop — with the hotel in the middle of it all.

On size, the sources disagree: 1,700+ acres, 700 hectares, or 400 hectares for specific sections. What can be published without lying is “roughly 700 hectares (1,700 acres)”, with the discrepancy stated. There are 2 km of beachfront.

The hotel is The Buenaventura Golf & Beach Resort Panama, Autograph Collection — a Marriott flag confirmed on the chain’s own site, described as a boutique property. The course is Nicklaus Design, 18 holes, par 72 and 7,383 yards, named the country’s best by industry magazines. The marina has 105 slips and opened in 2017 with a stated investment of US$15 million.

The surprise: a five-star cheaper than an all-inclusive

On a rate panel for Aug 26, 2026, rooms ran from US$144 (standard) to US$285 (premier), with US$178 (double), US$184 (deluxe), US$189 (king) and US$197 (resort) in between. The panel’s stated average: US$203 to US$268 a night.

Realistic range, same yardstick: low season US$245 to 290; high season US$275 to 350. In Panama, low season runs May to November (September is cheapest) and high season from mid-December to mid-April, peaking in February.

In low season, the Autograph Collection with a Nicklaus course and a marina costs less than the Dreams all-inclusive — counterintuitive, but it showed up across three engines. Fair caveat: Buenaventura is not all-inclusive, so comparing nightly rates is legitimate; comparing total daily spend is not.

How residents actually book: the local coupon channel

Buenaventura doesn’t show up on OfertaSimple, where its neighbours appear regularly. We only found a package for it on a coupon platform based outside Panama, so we are not publishing the figure: we can’t guarantee the terms hold for someone booking from here. Anyone after a discount at this resort negotiates directly with the hotel or uses Marriott Bonvoy points — that’s the price of sitting in a bracket that doesn’t need coupons to fill rooms.

The all-inclusive neighbors sell on OfertaSimple: Gran Evenia Bijao went for US$161 a night for 2 people in a Deluxe Garden View room; The Westin Playa Bonita at US$189 a night for 2 adults in a Green View room, with breakfast, snacks, dinner, open bar and taxes included, and Dreams Playa Bonita at US$219 a night for 2 adults and 2 children aged 6 to 12. This is not a one-off promotion: the Westin has run there for years — US$149 in 2021, US$169 in 2022, US$189 in 2023 and 2024, US$199 in 2025 and US$189 now.

The rules of the game, the same at every hotel:

  1. Always an entry-level room category — Green View, Garden View, Resort View. Never an ocean view.
  2. Always Sunday through Thursday — Friday and Saturday are when the local market fills the resorts.
  3. Deadline, limited units, subject to availability: what is live today may be gone next week, and buying the voucher is not booking the date — confirm with the hotel first.

The trump card few buyers factor in: the airport

Scarlett Martínez International Airport (RIH), the Río Hato airport, sits 8 km from the resort, about 15 minutes from the marina — and it is international. For anyone weighing a beach house, that changes the equation: you can arrive without crossing Panama City or facing the Pan-American Highway on a Sunday night.

Getting there

The part nobody tells you

  1. “From US$290,000” is the entry door — rare and contested. Buenaventura’s characteristic product lives between US$450,000 and US$3.5 million. Anyone comparing with Coronado, where apartments start around US$120,000, is looking at two different markets — not the same asset priced higher, a different asset and a different resort standard.
  2. Get the maintenance fee in writing. There is no public HOA figure — normal for a master plan sold directly by the developer. The practical rule: ask for the number in writing before signing. Golf course, beach and security at this standard cost money, and that cost belongs in your math from day one.
  3. Distance is the price of exclusivity. At 1h30 to 1h50 from the capital, Buenaventura is not a spur-of-the-moment weekend house. People who decide on Friday afternoon end up in Coronado.
  4. It’s the Pacific, not the Caribbean. The sand along the Río Hato/Farallón/Playa Blanca strip is lighter than Coronado’s, true. But the Pacific tidal range applies here just the same. If you want postcard-clear water, you are looking at the wrong ocean.
  5. Everything rides on one developer. Appreciation, upkeep and reputation are all tied to Grupo VerdeAzul. The track record helps — same group behind the Bristol Panamá, the Convention Center Marriott and the Santa Maria Hotel & Golf Resort. Concentration is still a risk.

Honest verdict

Worth it for anyone who wants a five-star Pacific resort in Panama while spending less than at a neighboring all-inclusive: book the room, play the course, go home. Worth it too for the high-end buyer who is purchasing a gated lifestyle and can put half a million dollars or more into a second home without needing rental income to make it work.

Think twice if you are chasing value per square meter on the Panamanian coast: Coronado and the Santa Clara strip deliver far cheaper space, and the Boquete highlands buy a whole different life for less. And do not sign anything without the exact monthly maintenance figure in hand. Buenaventura’s nightly rate surprises on the low side; the cost of owning there is precisely the number the market does not publish.
